Investments in real estate can double your money in less than 5 years

 

People who will invest their money in Romanian real estate could register, in less than 5 years, a profit of 100 %, considering that, according to western standards, the prices on the market are still low, writes the specialized British portal homesgofast.com.
"Investors looking for real estate markets with prices that are incredibly low will have to concentrate on Romania, after the country has joined, on 1 January 2007, the European Union (UE).After 17 years from the collapse of the Communist regime, the request, on the Romanian real estate market, is in continuing to grow." notes the aforementioned publication.

According to the British portal, quoted by NewsIn, investors in real estate and everyone that has a good intuition in business are considering Romania to be an ideal location to buy real estate. "In a fast moving market, where the prices start from less than 15.000  pounds, it is no wonder that investors could double the invested money in less than 5 years", it is also claimed in the article published by homesgofast.com.

The positive estimations of the Romanian real estate sector's profitability are shared even by a senior consultant within the residential department of the real estate company DTZ ECHINOX, Victoria Linca. She considers that the degree of attraction of the Romanian real estate domain will remain raised for the investors for another 5 to 10 years.

"An investment with good profitability on the deluxe residential market is recovered, in the present, in about 10 years .After EU integration it is possible for this period of time to extend to about 13 years", it is said in the quote from NewsIn. After the ascension to the EU, the investments will focus on the building of residences, changing the direction of a tendency that showed a preference for office spaces, say the specialists. "In this way the request will rise and the prices will drop", explained Linca.
The deluxe request depends on the "stylish" areas in Bucharest.

The deluxe real estate market in Bucharest is characterized by houses with a good location or with an unique element, like a special view, and by houses which offer large spaces of over 300 square meters and wide terrace.

In Bucharest deluxe locations can be considered Aviatorilor, Kiseleff, Dorobanti,  and Herastrau. "The downtown is also requested, but there is no available space for new constructions, and the existent ones are taken. "The houses in the north of Bucharest have prices that can reach 2.500-2.600 Euro.

The request for deluxe flats, the penthouse type, with wide space and terraces, in Bucharest , is growing even though the price for such a flat can go above one million Euro, according to local real estate companies. "At this time the most wanted area for penthouses is Herastrau School, in Bucharest, due to the view of Herastrau park. The prices in the area are for a penthouse between 500.000 and 8000.000 Euro, which usually includes one or two parking spaces. Also interesting for penthouses are the areas Aviatorilor and Primaverii. In Primaverii there are less penthouses, but the prices are higher, respective 800.000-1.200.000 Euro, this houses are extremely wanted in the area", declared in July, a consultant within the residential department of the real estate company Colliers, Simina Istrate.

The increase in tourism is making the real estate market go higher.

The market of acquisition and rental of real estate properties in Romania becomes more attractive as the dates of a study made by Marketing Research & Communication Group (MRCG) shows that the number of Romanian people that spend their vacations in Romania is growing by the year. This enthusiasm of the local market of house rentals, combined with the increasing number of foreign tourists visiting Romania, makes Romanian real estate proprieties to be even more attractive when it comes to investments.

"About 91% Romanians are spending their vacation within the country, on the Black Sea  shore, in Brasov and in Prahova Valley as well as in some places in the Carpathian Mountains and only 9% prefer to go out of the country, especially in Greece, Italy, Spain and Germany" says the British portal.

According to homesgofast.com director, Nicholas Marr, the situation in the Romanian real estate domain is similar to the one that was in Czech Republic a few years ago. "Just look at how Prague evolved from the real estate point of view and how the foreign investments made the prices on the market go up. All the dates indicates the fact that the same thing in going to happen in Romania as well. "Romania still has a cheap labor force, the prices in the real estate domain are still low, and above that, Romania is an attractive destination for tourists. The integration into the EU and the increased economical power will make the demand in real estate grow, which will assure an increase in prices", said Marr.
